Floor plans range from a 1-bedroom, 1-bath layout up to a 4-bedroom, 4.5-bath townhome, with 2-bedroom, 2.5-bath and 3-bedroom, 3.5-bath layouts in between. Every resident gets a private bedroom and private bathroom, and the 3-bedroom, 3.5-bath layout places all three bedrooms upstairs, separate from the entry-level living space and guest bath.

Chapter 4

How to Qualify

Most purpose-built student communities, including Copper Beech, offer more than one way to qualify for a lease, so students at different stages — with or without US credit history, with or without a co-signer — have a workable path to signing. Ask the leasing office which of the following are currently available and what the specific terms are.

US Guarantor

A co-signer with US residency, a Social Security number, and qualifying credit and income can guarantee the lease on your behalf. Expect standard screening, a credit threshold, and proof-of-income documentation from the guarantor.

Self-Qualification

If you have your own qualifying income and credit history, you can apply and qualify on your own, subject to the same credit and income standards and standard screening as a guarantor application.

Security Deposit

Some communities allow you to qualify by paying a security deposit at signing in place of a guarantor. Deposits are refundable, subject to a move-out inspection. Ask leasing whether this option is currently offered and what the deposit amount would be.

Applicants Without US Credit History

Applicants without a US credit history or Social Security number, including those relocating from outside the country, can ask the leasing office whether a guarantor-waiver or similar program is available. Where offered, this type of program typically accepts a passport or visa document as ID, allows remote lease signing, and is open to any applicant who meets the program's stated criteria — not limited to any particular group.
